What changes a garage floor coating price?

Start with measured square footage, then compare the preparation and complete coating system. A total price tells you much more when you can see what is included.

Plan your estimate

A two-car garage isn't a measurement.

Measure the usable floor length and width. Multiply those dimensions for a starting area, then note steps, stem walls, separate bays, or other surfaces you want included. An installer should verify the measurements before writing the final scope.

A 20-by-22-foot rectangle is 440 square feet. That is an arithmetic example, not a typical size or a quote for your garage. Use the planner with your own measurements.

The slab can change the work.

Existing paint, a failed coating, oil contamination, pitting, and cracks may add preparation. Ask whether removal and repairs are included in the stated rate or listed separately. Moisture conditions can also affect which primer or system is appropriate.

Compare the same system.

A material name alone is not a specification. Ask which products form the base and topcoat, how decorative flake is applied, what texture is included, and which additional surfaces will be finished. Then compare that scope across quotes.

Measure the extras separately.

A 22-by-20-foot floor is 440 square feet. A 22-foot-long stem wall that is 6 inches high adds 11 square feet of vertical surface. These are worked measurement examples. Whether vertical surfaces, steps, and thresholds are included, charged separately, or offered at all needs to be written into the quote.

Coated floor edge and vertical stem wall, details to discuss in an estimate

What should an itemized estimate explain?

  • Measured floor area and any minimum project charge.
  • Removal, preparation, dust management, and repair allowances.
  • The specified coating layers and finish.
  • Steps, edges, vertical surfaces, and other extras.
  • Any required moisture evaluation or mitigation.
  • Return-to-use conditions, care, and written warranty.

Put the rate in context.

If you already have a square-foot rate, enter it into the calculator. The result is only area multiplied by that rate. It does not establish whether repairs, taxes, or other charges are included. We haven't published a contractor price list because the final system and installer pricing must be confirmed.
